A deep dive into the data reveals a market primarily driven by the residential sector, which accounted for the vast majority of contracts. However, the commercial and industrial segments also showed significant value. The Unit category, encompassing apartments, offices, and retail spaces, was the dominant force, generating a substantial AED 1.48 billion from 3,437 contracts. Within this category, Flats led in volume (2,568 contracts), while Labor Camps contributed a remarkable AED 613 million, indicating strong corporate leasing activity.

In terms of ownership, the Free Hold areas continued to be the cornerstone of the rental market, comprising 2,237 contracts and representing a commanding 72% of the total rental value (AED 1.29 billion). This underscores the continued attractiveness of these areas for both tenants and investors.

The geographical distribution of rental value was highly concentrated, with the top 10 localities accounting for a massive portion of the total, led by an outstanding performance from Dubai Investment Park First.

Hello,

Thank you for your reply and concern about the content, can you define 'significant parts'? Because the entire figures are derived manually using pivot tables on Excel, and trust me it comes from thousands of rows for each category, I aggregate the data personally and it takes quite a long time to do so, that's a significant part.

I did resort to AI to help polish the language; AI cannot write the market review out of thin air, I have my draft in which I update the figures based on the trend: the market is up or down and how much it's moving either way, then the wording is reviewed by AI for clarity like when you use autocorrect. Even after that, I review the wording and change a lot of it manually.

So, again, thanks for your concern but your warning is unwarranted and would appreciate if you reverse the overreacted punishment of 100% of your voting power. The data are personally downloaded from the official public DLD site each day, then aggregated based on the different categories using pivot tables on Excel because no AI can handle the thousands of records vetted, then the autocorrect was done by AI.

If using AI for the autocorrect is a matter of concern for Hive, then I'll stop using it and readers will work out their reading since English is my second language.

Regards.
